Several of Choice Facility Partners’ members have been pleased with the Job Order Contracting process. When Coryell County was out of room and in need of a new court room, they turned to Choice Facility Partners and their qualified vendors. With $145,000 and a little ingenuity, Corporate Facilities Management, LLC , met the challenge, turning a facility formerly used as an auto repair shop into a building that could meet the county’s needs.

“We’re real happy with the process, which has provided great benefit for us,” said County Judge John Firth. “It is fortunate for us that it has been made available -- it is good for any governmental agency.” 

The Job Order Contracting team managed the construction, energy, flooring, plumbing and electrical companies that were involve with the project, which included removing the garage doors, redoing the sides of the building, pouring a new flooring surface over existing concrete, building new bathrooms and storage areas, framing the new office and courtroom space, building a dais for the commissioners, and installing HVAC, energy efficient lighting, doors, flooring, telephone wiring and computer cabling.

Judge Firth said the process was “very user-friendly. We communicate to them what our basic desire is… and they are able to turn that into a plan and documents that they can go to city with to get a building permit, said Judge Firth. “Then they coordinate all the work to be done and supervise the work.”

San Jacinto College has taken advantage of the Choice Facility Partners contract for Job Order Contracting with Construction Masters to renovate space on all three campuses, central, south and north. Construction Masters recently renovated administrative offices, installed a gas-fired kiln in the art building, painted and worked drywall, and is currently converting existing cafeterias into Pizza Hut and A&W stores and installing new ADA-friendly restrooms

“It’s a pleasure working with Construction Masters,” said Larry Logsdon, director of construc¬tion. “They have always worked very well with the college district, performed well, met our sched¬ules, and were within budget. We consider the contractor to be part of our team when they come on board and they have been a great team player…” said Mr. Logsdon.

Means pricing, ensuring that variables involved in pricing are not significantly different from the day of bidding to the actual day of work commencement. Bryan Jones, associate vice chancellor, facilities, said that using the Job Or¬der Contract has been “very good.”
