Apartment Rental Qualifications: Our Application

All apartment rental applicants must qualify per the criteria described below before acceptance as a resident. All information provided on the application and related forms must be verifiable.  The application will be denied if the information provided cannot be verified or should prove to be falsified.

1. In the event the applicant or applicant's spouse is not a citizen of the United States, a Supplemental Rental Application must be completed as well. The apartment rental applicant must complete and sign the application and related forms attached.

2. Each adult who will occupy the apartment and guarantors will be charged an application fee except those with a joint credit report. The apartment rental application fee is non refundable.

3. All adults, as defined in #5 below, must sign the lease as responsible parties. Apartment rental applicants must be at least 18 years of age or legally considered an adult by law.

4. The application deposit may become a security deposit. It will be deposited in the bank either 72 hours from application date or upon notification of approval, whichever comes first. It will be refunded if the application is denied. An apartment rental applicant may hold an apartment no longer than 30 days with an application deposit.

5. Any person 18 years of age or older is considered an adult, unless such person is a student at the time of initial occupancy. The maximum number of apartment rental occupants is two times the number of bedrooms plus one child under the age of 12 months, and no more than three adults per apartment regardless of unit size.

6. LumaCorp may accept a guarantor for persons not meeting the income requirement of 39% or below including all occupants in addition to payment of Last Month Rent. A lease guarantor may be required for full-time students, persons over the age of 65, or disabled individuals. . The guarantor must satisfy the same criteria as the applicant. LumaCorp Inc. may require Last Month Rent if an apartment rental applicant does not meet the rental criteria.

7. Applications for residency may be denied for any of the following reasons:

Rental History ? Owing a current or previous landlord $100 or more

Income - Rental amount exceeds 39% of average monthly income including all individuals who will occupy the apartment.

Credit History - Debt obligations including the monthly rent for the unit exceeds 100% of the average monthly income.

Employment - Applicant has been employed with current employer less than six (6) months and has less than 12 months of employment combined during the past 18 months with more than three (3) employers.

Criminal History

a. Felony conviction(s) including violence or the threat of violence in the past ten (10) years.

b. Felony conviction(s) for burglary, theft, auto theft, or drug related crimes in the past five (5) years.

c. Misdemeanor convictions for abuse, assault, injury to a child, burglary, enticing a child, indecent exposure, obscenity with a minor. d. Registered sex offenders.

e. Received Deferred Adjudication for any of the criminal activity listed above.
