One of the most important things to keep in mind when selling a house is curb appeal. It can make the all the difference between a house that gets bought quickly and one that sits on the market for a long time. Many potential buyers make a snap decision of whether they are interested in a house or not based on curb appeal. Even if the buyer looks past the bad curb appeal to see the inside of the house; they are usually much more aware of every little problem there might be and mentally subtract them from the price they are willing to offer. A seller needs to look at their house from the perspective of a potential buyer, and decide what their first impression of the house and yard would be.
The first thing you should look at to enhance curb appeal is the yard. Make sure that you mow the lawn, and get rid of weeds. It is also best if the grass is green and healthy if possible. The path to the house and the driveway should both be clean and neat. Rake and dispose of leaves if necessary. You should also make sure there is no unnecessary clutter in the yard, such as hoses, sprinklers, or trash cans. Everything that can be put away or hidden should be. It's a good idea to trim back any trees on the property that are touching the roof of the house. If there is any landscaping that blocks buyers views of the house it should be trimmed back or gotten rid of entirely if necessary. Colorful seasonal flowers in existing flower beds can be very appealing to potential buyers. The backyard is also important in generating curb appeal. If a potential buyer can find a way to see it they will, so it needs to be clean and neat as well.
The next thing to do is to take a look at the outside of the house. If the house is dingy looking, or the color is unappealing it's a good idea to consider painting the exterior a neutral color if it's financially possible. A fresh coat of paint can really make a house appealing to buyers, especially on the front door. You could also consider replacing the door hardware to make it look better. At the least, if painting isn't possible you should pressure wash the exterior of the house and any decks. It would also be a good idea to clean the windows and either clean or replace the gutters. Replacing house numbers, lights, or mailboxes is also a good idea if they are old or dingy.
