Sounds like an easy answer to an age old question.
Recently I heard a different perspective on this question....
Some people are thinking it's a buyers market and they are waiting for the market to change before they put their house up for sale. It does make sense that as a seller you want the market in your favor so that you can get the most money for your home. Sounds good so far....
The twist comes into play because once you sell your house you become a buyer. The buyers market is good when there is a lot of inventory on the scene like the market today. As a buyer you want a deal. A lot of inventory gives the buyers choices and sellers that are willing to deal.
If you have to sell and it's a sellers market you get more for the sell but as a buyer you pay more for your new house. So the extra money you made on the sell in the sellers market you spend when you become a buyer in the sellers market.
Let's look at the same scenario in a buyers market. You make less on the sale of your house but when you become a buyer you pay less for your new house.
So...do you sell if it's a buyers or sellers market?? The answer is yes. Both make sense. Also throw in rates are low and the answer is a resounding yes so do not wait. It make senses either way!!!!
Is this a buyers market or a sellers market?? This is supposed to be a buyers market but I am not seeing this lately. I have a client that I have been working with this past month. We have written 2 offers on homes and there have been multiple offers on both homes. Not the greatest position to be in if your a buyer..great if you are the seller. In both cases we lost the bid and are continuing the hunt.
