Baylor University School of Business did a recent study of recent home buyers and sellers to find that most consumers rely on three factors when deciding on a real estate agent. People considering buying or selling a home pay close attention to social influences,then by market sources and finally by the reputation of the real estate agent.
Is the Real Estate Agent Available and do they have presence in the area that the customer is looking? Focusing on a targeted neighborhood may lead clients looking in those areas to associate sold and available houses with that Real Estate Agent.

Comfort - is the agent easy to work with? A good sense of humor is more likely to have a positive reputation and a trait customers want their Realtor to have.
