 Planning on taking advantage of the $8000 tax credit and buying a home for sale in Irving Texas?? Here are some don'ts to be aware of from your Irving Real Estate Agent....

Don’t let your emotions run amuk


Keep the end goal in mind. Sometimes the home buying process is long. (Again why you need an Irving Real Estate Agent or Agents) Tension can run high. What if the seller refuses to do some small repair that your Home Inspector says needs to be repaired??Do not take it personally..keep cool and keed the end result in the front of your mind. This is where you allow your Irving Realtor to handlle the negotiations while you keep thinking of that closing day and taking possession of your new home.

But...be ready to walk away if the seller is totally unreasonable. There are times when you need to do this. Some sellers are totally unreasonable and need to keep their home. There are other homes out there and you need to take the time to go and look again. Find a seller that will work with you and make it happen.

Don’t change your employment

You may not have a choice but if you do...wait till you close on your home to move to greener pastures. Any dramatic change like this can cause problems. The lender will stress out whether your new job will pan out. You do not want the lender too stress.

Don’t shift funds around

This will cause the lender stress again. They will question what is going on and may want proof of your intentions. It may seem like it's no big deal but it could be huge. The less red flags the better and easier it will be for you to be approved and get the best interest rate.

Don’t Buy any big ticket item

You have been to see your lender. You are filled out all the paperwork andyou are looking good. Then you decide you need that new car...This could change everything. This could tilt your credit score that will affect your interest rate or could just lower your score enough to kill the deal. Buy that car after you close on your home or risk living in that new car.

Don’t give an escrow check directly to a For Sale By Owner Seller

Unless you are familiar with the necessary contracts, the market and sale real estate all the time..I suggest you use an Irving Real Estate Agent and Irving Realtor. It is a big transaction and can be very complicated. It is well worth the commission for your peace of mind.  It would be great not to have to pay commissions but the reality is that you need Most homebuyers and home sellers will love to conduct a property transaction without the assistance of a real estate agent. I would take the escrow check directly to the Title company that you and the FSBO decide to use.

Don’t become best buddies with the owner

Business is business. You want to have a professional relationship with the seller but be careful. You really do not know them and you do not really know who you are dealing with. Throw in money and it could get ugly.Words mean something. Be careful what you say in front of the seller. It could come back to hurt the deal.

Don’t ignore lender needs

There are two different processes. There is the finding the house, negotiating the deal, crossing all the t's and dotting the i's...and there is the loan. So after you have the contract...you are half way there. Make sure you get the lender all the information they need. Any delay can stall the closing. Stall the closing and you could be in default. Your Irving Real Estate Agent should have some great lenders lined up for you to use.
