Find a great Irving Real Estate Agent as soon as you can to become your listing agent!! In the State Of Texas a Realtor can wear three hats. They can represent the seller, represent the buyer and is some cases represent both parties. Whether you are buying or selling your home, you want representation. You want someone who will protect you and work for your best interests. If you are planning to sell your home you will sign a listing agreement with a Realtor. This agreement binds you and the Real Estate Agent together. Now it is your real estate agents duty to act in your best interest.

The Listing Agent has the responsibility to market your home to attract potential buyers. Your listing agent will not only advertise to buyers but they will market to selling agents who may bring prospective buyers.

What are some ways the listing agent does this???

1) Placing a For Sale Sign on the property

2) Placing a brochure box on the property or possibly inside the home

3) Mailing, emailing flyers on the property

4) Holding open houses

5) Listing the home on MLS, Realtor.com etc.

6) Posting home information on Craiglist.

7) Promoting the home for sale at Realtor organizational meeting they belong to

The listing agents responsibility (duty) is the sale his clients home. It does not matter who the selling agent is or what office the selling agent works for. It doesn't matter. All that matters is that the home sales. The listing agent sduty is to the client, not too the office they are with. This is why there is a Multiple Listing Service. All real estate offices have access to all the homes for sale listed no matter if it's REMAX, Century 21, Keller Williams. Most of the time it will be one office listing the home and another office bringing the buyer. If you are the seller it really doesn't matter to you who does what..only that your home sales and you get what you want...
