Before you move in, visit the house to make sure that the items included in the sale price are still at the house. It is a good idea to take a copy of the signed agreement with you. Keep in mind, though, that if the item you wanted to stay in the house is not specifically included in the agreement, then you likely don't have any recourse if the current owners take it with them.
As a home purchaser, you have the right to expect that the home will have been vacated by the previous owners before the closing date and that the house will be in good condition. If, during the final inspection you find that the home has been damaged, you do have recourse, including refusing to close the real estate transaction.
When the time comes to sign your documents, the process can be a bit daunting. There are many pieces of paper to be signed. It's easy to be overwhelmed but you certainly should take the time to go over each document and ensure you understand exactly what you are signing before you pick up a pen. Make sure that all the terms and conditions in the documents correspond to your understanding of the agreement. Take a few minutes to double-check all dates and dollar amounts. Mistakes do happen when preparing documents for signature, but the time to correct mistakes is before they are signed.
You may be fortunate enough to have neighbors who arrive at your door with a plate of chocolate chip cookies to welcome you to the neighborhood. If not, make a point of getting to know the people who live close by shortly after you move in. They can point out features in the area you might not be aware of.
